Rooms & Suites
Sixty-four rooms across five floors of a 1937 building, which means no two floor plans are quite identical and the corner rooms are the odd shapes. Twenty-eight face north over Napier Port, nineteen east to the bay, and the rest look into the courtyard or down Coote Road.
What every room has, before we start describing them
- Bed — New Zealand-made pocket-spring, replaced on a seven-year cycle. Nine of them went out last winter.
- Linen — 400-thread cotton, laundered in Hastings, changed daily on request and every third day otherwise. Say so at check-in either way.
- Bathroom — walk-in shower in every room; a bath in the four larger categories.
- Coffee — a plunger and ground beans from a roastery on Tennyson Street. No capsules anywhere in the building.
- Wi-Fi — free, no login, 200 Mbps down. It is the same network in the rooms as in the lobby.
- Climate — individually controlled heating and cooling. The 1937 concrete does most of the work in summer.
- Blackout — full blackout blinds in every room. The port works at night and it is bright.
- Minibar — a fridge with water and Hawke's Bay juice, both free. Everything else is on the room service list.
Check-in is 3pm and check-out 11am. Both move if we can move them; ask at the desk rather than assuming. Early arrivals can leave bags and use the bathhouse from noon.
Rates below are the lowest we charge across the year — in practice, a midweek night in June. February is another matter: the third week is Art Deco Festival and the hotel has been full for it every year since 2013.
Children are welcome in every room. Cots are free and there are six of them. Rollaway beds are NZ$45 a night and fit the four larger categories only.
Parking is on-site, free, and there are fifty-one spaces for sixty-four rooms, which works out most of the time. The gaming lounge does not have its own parking and its visitors use the street.
We are a non-smoking building throughout, including balconies. There is a covered spot by the loading bay off Coote Road.

The smallest rooms we have, and the ones we send most people to first. Second and third floor, courtyard or road side, blackout blinds because the harbour lights up at night. Filter coffee, not capsules.

Marine Parade King

North-facing, floor-to-ceiling glass, and a view down onto the container cranes at Napier Port. People either love the cranes or ask to move; we tell them before they book.

Bluff Hill Superior

Corner rooms on the fourth and fifth floors with two armchairs by the window, which is where most guests end up sitting. Sunrise over the bay arrives at about half past six in January.

Ahuriri Suite

A separate sitting room with a door that closes, which matters if one of you is up early. Bath and shower both. Six of the eight have a small balcony deep enough for two chairs.

Fifth floor, timber-lined, with a balcony facing the long line of the bay towards Cape Kidnappers. On a clear morning you can pick out the white of the gannet colony from the chair.

The Lighthouse Apartment

The top floor, all of it. Two bedrooms, a full kitchen, a laundry, and the only room in the building with its own front door off the lift lobby. Minimum two nights. It books out over Art Deco Festival a year ahead.

The dull but useful part
- Rates are per room per night, room only, and include GST at 15%.
- Breakfast at Perfume Point is NZ$34 per person, or included in most of the packages on the promotions page.
- Cancellation — free until 2pm the day before arrival on flexible rates. Advance-purchase rates are non-refundable and are labelled as such before you pay.
- Deposit — one night's tariff on stays of three nights or more, and on every booking during Art Deco Festival week.
- Minimum stays — two nights over the festival and on the Mission Estate concert weekend; two nights year-round for The Lighthouse Apartment.
- Late check-out — until 1pm where we can, NZ$60 where the room is going out again the same day.
- Pets — assistance dogs only, and always welcome. Tell us at booking so we put you on the ground floor.
